Let’s do the unmathing maths!!!!
3.25 hectares of land at Juja farm Athi costs around 16 m.
The selling of a plot there 40*80 goes for 800 k.
After subdivision you will get 32 plots on a rectangular shape piece of land.

Subdivision costs not less than 50 k to 60 k on@ plot.
For you to sell 1 plot you must have 10 site visits.@ site visit will cost you 5k,
I.e probox fueling at 3 k+ driver 1500+ 500 snacks.
So selling 1 plot on logistics will cost you 5k*10=50k.
For you to get these 10 buyers you must
Deploy either influencers,advertise boost social media ads,or elect a bill board.
Let’s assume you spend 20 k on ads.
The cost of withdrawing these funds assuming it’s sent through mpesa is 1 %.so it will take you 8k.
The costs of running the office depending with location, you need a cleaner, clerk,and the CEO, office,internet,etc.
So you will spend 200 k, assuming you sell 10 plots in a good month.so @ plot at 20.
The sales agent pockets 4@% of the purchase price,i.e,800 k÷4%= 32 k+ retainer of 15 k.

The catastrophic part!!!
After selling 3 plots,1 must be cancelled yet you undergone all the costs.
Look at these.

Buying price,16m÷32=500 k.
Survey=50 k.
Logistics=50k
Influencers=20k
Withdrawal charges=8 k.
Running office costs =20 k
Commission+ retainer 47 k.
Then cancellation of 1 plot costs from 2 plots sales= 50+50+20+8+20+47=195000÷2=97500.

The selling cost will be ksh 292500+500 k
Which will be 792500.
The profit will be 800 k-792500=7500 net profit.
When realtors brag about the money they are making just know the vendor is not paid or double allocation is made.
